The application includes up to 1,730 homes, community facilities, and sustainable travel infrastructure which has been curated through the feedback generated from the local community throughout the four chapters of engagement.

A village centre will be in place to create a community hub, and will include necessary amenities including shops and cafes

Environment and Green Space:

The development is dedicated to a 20% net biodiversity gain, through their partnership with B-line introducing a pollinators network and also a partnership with Hedgehog Street to implement hedgehog highways. The location also having 50 hectares of new accessible country park, 10km of walking routes, as well as spaces within the development such as pocket parks and a community orchard.

The Partnership with B-Line will contribute to the biodiversity on site and encourage pollinators to the area which will have multiple benefits related to pollination

The work with Hedgehog Street is important in creating hedgehog highways in an area which is both in the countryside and near roads

There will be 10km of walking routes to make the most of the beautiful location in surrey

They will be making the most of the current rights of way and having 10km of walking routes nearby

Pocket parks and village green corridors throughout the neighbourhoods will make a healthy living space for residents

A community Orchard will be implemented for all to enjoy, including allotments as well for use

Travel infrastructure:

The travel infrastructure will be improved, with bus routes running from the development to key destinations, as well as work to improve cycle routes and lanes, and even improving the current public rights of way on the land.
